- Purchase of a property which requires a basic refurbishment, which once completed
shows uplift in value. This allows the property to be purchased with a bridging
loan, refurbishment works completed and then either sold for profit or remortgaged
to a conventional or buy to let mortgage taking into account the new property value.
- Purchase a property for major development for a significant uplift in value. Allows
the property to be purchased and up to three separate tranches of money released
on three valuations as the works are completed, allowing the works to be completed
and the property sold.
- Short term capital raising. Raise funds against property on a 1st or 2nd charge
basis for any legal purpose - Tax or VAT bill, to buy an investment or development
property, short term cash flow personal or business, divorce settlement, purchase
of an overseas property or purchase of a business.
